Awana Residential Investment Project -Samail

The name "Awana" is inspired by the tall palm tree in the dialect of Oman’s Azd tribe, symbolizing strength and resilience values reflected in the identity of the Awana District. Located in the village of Al-Houb in Samail, opposite the Muscat–Interior highway, this residential investment project spans 137,916 square meters. It features 14 residential zones connected by a central longitudinal courtyard with pedestrian pathways and local parks. The front zone includes service and commercial buildings, along with open sports areas.

Awana offers 163 diverse housing units: 59 detached houses, 64 semi-detached units, 32 compact independent homes, and 40 apartments for newly married couples. The district provides 145 parking spaces, distributed among residents, visitors, and people with disabilities.

Guided by five core planning strategies—central connectivity, spatial hierarchy, cultural relevance to Omani neighborhoods, functional distribution, and continuous green spaces—Awana District presents a forward-thinking model for sustainable and community-driven urban investment.
